As luxury hotels, houses and condominiums rise up around Deer Valley Resort’s East Village, so does the cost of living there.

This month, a series of penthouse condos above the Four Seasons Resort and Private Residences at the base of the ski area hit the market. One of them, a 7,077-square foot residence called the Keetley, is expected to shatter the record sale price for a condo or townhouse in Utah.

The penthouse, which occupies portions of the 11th and 12th floor of one of the hotel’s two towers, is listed by Summit Sotheby’s International Realty for $37 million. That is nearly 50% more than the penthouse above the St. Regis Hotel near the ski area’s Snow Park base. That condo was on the market for $25 million in 2024, which is believed to be the previous most expensive listing.

Sheila Hall, the sales director for Summit Sotheby’s, said three components justify the price: the size of the unit, the cache and amenities of the Four Seasons brand and — of course — location, location, location.

“This is a home. It’s not a typical condominium,” said Hall.

She nonetheless noted that the penthouse would likely be a buyer’s second, third or even fifth home. Hall said of the 142 single-family homes and townhouses sold in the nearby Marcella Club development, only between six to eight of them are expected to be primary residences. More than 20% of Four Seasons buyers, she added, come from overseas.

The Keetley in the Four Seasons is configured with six bedrooms and seven-and-a-half bathrooms. It has a private elevator that services its two floors. The top floor, complete with vaulted ceilings, is almost entirely occupied by the primary bedroom, its ensuite and a loft room. Three private balconies add 500 square feet of patio space around the unit.

“The views are just — it’s unprecedented,” Hall said.

Yet the real selling point, Hall said, is the East Village itself. New York City-based high-rise developer Extell Development Company owns the entire area. It leased the ski terrain to Alterra Mountain Company — Deer Valley’s owner — yet has maintained control and management of the base and its developments. Hall said because Extell is curating the village, residents can expect everything from ski shops to restaurants to art galleries and children’s centers will have a high-end feel.

Plus, she noted, unlike the comparably priced mansions around Deer Valley, those who live at the East Village won’t have to drive there.

About 73% of the most expensive homes, condos or townhouses listed on the MLS with the Utah Association of Realtors since 2024 are located in Summit County, according to the agency’s records. Among the more notable properties to push the upper limits of Utah housing prices is a 13,000-square-foot house on 1.89 acres east of Kimball Junction that is currently listed for $45 million. Another is the Deer Crest home featured in the Steve Carrell film “Mountainhead” that was on the market in 2024 for $65 million. According to the Wall Street Journal, it sold for $60 million.

However, a Morgan County home is believed to have set the record for the most expensive single-family home listing in the state. The 6,537 square-foot house sits on 7,000 acres that its listing billed as the perfect setting for a private ski resort. As of Wednesday, the property was still on the market for a reduced price of $47,625,000.

Another option for skiers that recently popped up on the market is Cherry Peak Resort. The public ski area near Logan is already equipped with three triple chairlifts and was listed on Zillow on Monday for $22.5 million.

Utah is a nondisclosure state, and the final sales price of a home or property is not a matter of public record.

In addition to the Keetley, Hall has seven other residences within the Four Seasons on the market. They range from the five-bedroom, 6,559-square-foot Vulcan for $32 million to the $20.5 million Hoodoo, which has five bedrooms spread across 4,607 square feet. None of those residences, nor the others at Deer Valley East, includes a Deer Valley Resort season pass.

If those condos seem expensive, hold on. Hall said she expects a planned “six-star parcel” in the East Village to be offering residences for an even higher price tag in the coming years.
