Proposed house-size limits draw mixed reviews

Response to the Salt Lake City Council's attempt to rein in "monster homes" was mixed at a hearing Thursday as several community stakeholders weighed in with their opinions.

"The cornerstone of our mandate is to protect private property rights," said Fred Diana of the Salt Lake Board of Realtors. "We're not wildly enthusiastic about the ordinance. The zoning changes you're considering will have far-reaching effects."

Chris Gambroulas, president of Ivory Development, recommended that the new law include a sunset clause, so it expires after six to nine months.

"Many businesses have said it will bring them to their knees," Gambroulas said.

Kirk Huffaker of the Utah Heritage Foundation - which protects the character of historic neighborhoods in Salt Lake City - recommended that design guidelines be included in the ordinance.

"One incompatible infill house leads to another," Huffaker said - resulting in lowered property values.

"I like the idea of an administrative hearing. That's where the debate over neighborhood values needs to take place," Huffaker said. "It takes it away from being an angry exchange over a fence."

Some residents, affected firsthand by nearby supersized construction, welcomed the council's efforts.

"We support the adoption of this ordinance," said Shane Carlson, speaking for the Greater Avenues Community Council. "Our neighborhood has been severely impacted and we can't see how we can survive another building season like this one."
