The Farmington City Council will hold a public hearing this evening to learn residents' views on what "transit-oriented development" should entail. This TOD zone comprises nearly 240 undeveloped acres near the Frontrunner station.

The TOD zone was created by the city several years ago, but last January, Farmington decided to re-examine what it wanted in a mixed use of housing, retail and office space. Defining that mix has caused tension between the city and a developer.

America West owns about 140 acres west of Interstate 15 along Park Lane. Last week, the city denied a request to develop 12 acres into an apartment complex with 220 to 300 units, a credit union and an office building with restaurants on the lower level.

Council members said the development had more residential density than the zone allowed; in the past they and the Planning Commission have raised concerns about whether the development would create the walkable community the city wants.

The City Council meeting begins at 7 p.m. at City Hall, 130 N. Main St.
