The Utah Transit Authority Board on Wednesday approved several land transactions for transit-oriented developments, designed to expand use of rail projects by locating offices, retail and residences nearby so patrons will not need to drive.

The board declared as surplus 1.2 acres at 12200 South and 900 East in Draper, adjacent to the TRAX line there.

It said it has an offer to buy the land for development, but "will openly market the property through its normal disposition process, including appraisal, marketing and solicitation of offers."

It gave final approval — after giving earlier provisional approval — to convey 6.5 acres for the Sandy Towers East transit-oriented development in exchange for partial ownership in it. It is adjacent to the Sandy Civic Center TRAX station.

It also gave final approval, after an earlier provisional OK, to convey 1.75 acres to developer Thackary Garn in exchange for partial ownership in a new South Jordan hotel. It will be adjacent to the South Jordan FrontRunner station.

The board also approved a transaction that is not for a transit-oriented development. It declared as surplus about 3 acres that it owns in Murray so that it can be sold to the city to house a new fire station and post office.

UTA said it will retain some of the property on Box Elder Street at 4800 South for needed track access. It also said the land will be sold for its eventual appraised value.
